Ethos Urban were engaged by Pelligra to prepare and manage planning and heritage permit applications for the reuse and development of the historic Ford Factory in Geelong.

The site has historically been a key employment anchor for Geelong as home to Ford Australia’s headquarters since the 1920s. The Pelligra FORTEK project includes the refurbishment of approximately 150,000m² of industrial and commercial floor space as Stage 1 and construction of 2 Amazon warehouse and 10,000² of Trade supplies tenancies at Stage 2.

Ethos Urban initially provided due diligence planning advice relating to optimal planning approval pathways and the extent of approvals required for the site. This informed an approvals strategy for the initial stage of refit and future development stages.

Ethos Urban managed a team of supporting consultants including Heritage, Traffic and Environmental Engineering in preparing the planning application for the reuse of existing buildings. We lead pre-application discussions with Council and relevant authorities. This enabled the application to avoid RFI and notice periods.

Following issue of the planning permit, Ethos Urban have worked with the client’s design team to amend and refine plans for final endorsement.
