Data centres are essential to meeting the growing demand for data storage, and this project in Fortitude Valley sets a new benchmark for innovative design. Spanning an entire city block, it seamlessly integrates into the vibrant mixed-use precinct by prioritising the public realm, landscaping, and activation. As the first-of-its-kind in Queensland, the project advances planning for critical digital infrastructure, combining high-quality design with mixed uses. It showcases a forward-thinking, performance-based planning approach that delivers positive land use outcomes in a dynamic urban environment.
The planning process for this project was multifaceted, requiring an impact assessment for the “industrial” use and a Special Facilities approval for the essential power backup Category Sponsor generation - land uses not traditionally contemplated by the zoning regulations, despite their suitability for the location.
The DA process culminated in extensive engagement with Brisbane City Council, State Government agencies, and the local community. Innovative outreach efforts, including postcard letterbox drops and unique community webinars, fostered transparency and collaboration.
The project received the 2024 Planning Institute of Australia Award for "Planning Excellence in Performance & Innovation in Development", recognising its success in delivering a well-integrated, high-performing solution for urban infrastructure.
