Ethos Urban successfully secured rezoning and development approval for Precinct 75, a creative industrial site in Sydney's Inner West. The project includes 200+ build-to-rent apartments, commercial spaces, artist studios, and public open spaces.

Precinct 75 is a creative industrial precinct in Sydney’s Inner West. Ethos Urban assisted in securing a rezoning and development approval for redevelopment of the site as a mixed-use precinct with 200+ build-to-rent apartments, commercial/light industrial floor space, a Council-run artist studio and new public open spaces. The development includes four new buildings, as well as adaptive re-use and additions to existing warehouse buildings.  

Ethos Urban has provided planning services in relation to the site’s redevelopment since its rezoning from industrial land to mixed-use, permitting residential development. Ethos Urban was engaged by Home Apartments after they purchased the site to provide planning, economics, social strategy, CPTED and project advisory/management services for a development application to Inner West Council.

The development assessment process was challenging and resulted in a Class 1 appeal for deemed refusal to the NSW Land and Environment Court, where Ethos Urban provided expert witness services and ultimately assisted securing development approval at a final hearing. Ethos Urban have continued work on the project after it was purchased by Coronation Property to be a part of their Nation Build-to-Rent portfolio.  

The redevelopment will re-invigorate the locality by allowing people to live at the precinct, while encouraging new employment and creative uses that will contribute to the creative energy and vibrancy of the Inner West. A new network of public open space will also be provided, including two new parks, for use by all, along with a Council-operated artist studio/maker space. Precinct 75 is set to become a true mixed-use precinct that celebrates its industrial past.
