Liverpool is undergoing a significant urban transformation. To address the increasing demand for housing and revitalise an underutilised site, Ethos Urban prepared a State Significant Development Application for Liverpool Civic Place. This development will introduce a new residential component to the mixed-use precinct, enhancing its vitality and contributing to the ongoing transformation of Liverpool's CBD.

‘Build-to-Rent’ (BTR) is a new type of housing in Australia that improves housing diversity and quality for both renters and institutional investors. BTR schemes are defined as housing that is purpose designed and built for renting, typically offering longer rental terms and onsite support, with leases centrally and professionally managed by a single entity.

The project will importantly contribute to the provision of much-needed housing diversity by providing 320 build-to-rent apartment dwellings which offer a secure rental model with long-term flexible leases, affordable options, higher quantities of amenity, onsite management and overall a form of accommodation that puts the needs of the residents first.

    Key objectives of the proposed development are to:

    • Revitalise an underutilised development site in a key location, within the immediate vicinity of Liverpool railway station, as part of the Liverpool Civic Place mixed-use precinct.
    • Ensure a high level of residential amenity by providing an abundance of communal amenities and open space throughout the development.
    • Enhance the existing public domain through the inclusion of public domain elements that expand on the existing Liverpool Civic Place public domain and seamlessly integrate with and provide connections to the surrounding environment.
    • Integrate the built form and design with the contemporary urban landscape of the approved and constructed Liverpool Civic Place site, and the other immediately surrounding built form elements within the Liverpool city centre.

    The redevelopment will contribute to the current housing supply shortage as well as revitalise this underutilised site with an urban marker development that will catalyse the growth of the Liverpool CBD by completing the Liverpool Civic Place mixed-use development with a residential living component that exhibits design excellence, improves visual amenity, and enhances vitality.
